Joanne, the value would be figured in with the comps for the development and the extent of the work that was completed in the basement. Did it add any bedroom space? Did it add any bathroom space? Does it have an exterior entrance? Are there other homes in the development that are for sale??? Do they have finished basements? Stewart, I would first ask about your current loan obligation on the Goose Creek TH, is your current mortgage less then a potential rental income for the TH? How many years are left? Do you plan on staying in the area and downsize to a smaller home? Is the current TH in a good rental market area? There are a lot of things to consider when investing in rental property, but being in such a good area that continues to see growth is always a good investment.
As far as office space in Ashburn... There is a considerable amount of office rentals that are available for lease now. Retail space is always prime in Ashburn if you can find it to purchase.

Hello I like in Ashburn now and would recommend Ashburn if your working locally in or around Tyson Corners to Leesburg and Centreville. The area is growing wildly now with Loudoun One and the other development coming along the Rt 28 and 7.

Fairfax is Great also but the Traffic is really bad near 28/29 and 123/28
I was 30 minutes from Georgetown Bars so it did have benefits.

While both builder are putting out a good product the feel of the community is completely different.
One Loudoun is trying to bring a more "urban" and walkable lifestyle to the region. The trade off is less green space and yards, but an active community with events and a downtown "market" with vendors and restaurants within walking distance.
Brambleton is emphasizing the green area it is built in. The walking there is much more centered on the excellent paths they provide.
Suggestions to drive both areas and get a feel for the neighborhoods are very good. I always recommend driving by at a time you plan to be in the home the most. Do you envision time on your deck late afternoons and weekends? Make sure the home doesn't back to commuter routes that may make that less enjoyable. Looking for an active community for younger kids. Drive by after school and be sure there are kids in the area.

I'm not a realtor but I can tell you that closing off our foyer is the best thing we ever did. All the things that you mentioned as concerns were our concerns as well. We had a house fire and we decided to turn the negative into a positive. We ending up moving the laundry room upstairs to eliminate the hassel of hauling clothes from the main floor to the upper level. We put in pot lights to have more lighting in the front foyer area, the heating and cooling concern was noticed immediately, and although my kids are older, I had one child that I definitely worried about being superman. Although we haven't thought about selling yet, I'm sure it will sell. There are alot of people out in this world that think the same way as you....functionality....practicality. And my husband always says to be happy in the home while your living there. that's what really matters right now. We love the decision we made. ... more

Hi-I live and work in Ashburn and can answer this for all those who have this questions. I mostly work Loudoun County & the Fairfax County area's of Northern Virginia. Of course things change and so do programs, but you can always contact me for up to date information.

First thing you want to do is to contact a Local Realtor in the area you are looking to buy. They can give you the most up to date information on their area, whereas other Realtors in other parts of the country have information for their area's. The Local Realtor can also help you find a Lender(should you not have one) that is licensed in the area you are looking to buy as there are some loan programs that are specific to certain areas.

For instance a local lender in NY may not be licensed in the part of VA you are looking to buy. Or there may be a loan program that works in one state that doesnt qualify in the area you are looking to buy a home.

Once you have found a lender, they can then help you on the programs that are specific to 'the area' you are buying in. There are a lot of programs out there and once you talk to a Realtor or a Lender in that area they can help you find out the qualifications and options you might have.
